Leadwork and Ridge Re-bedding in Faversham
We recently completed a repair to a lead flashing and re-bed a ridge tile on a domestic property in Faversham, Kent. The homeowner was having problems with water ingress, especially when it was raining heavily.
When we inspected the roof, it was evident that the original flashing was no longer doing its job and was allowing water to enter the roof at a vulnerable spot where the chimney met the roof line, one of the most common areas for leaks on a tiled roof.
Our Approach
To address this problem adequately and achieve a lasting repair solution, we undertook the following steps:
- Removed old and defective flashing and mortar
- Created new step chases in the brickwork to accommodate a secure flashing installation
- Installed new lead step flashing and new lead apron flashing to the chimney
- Installed new lead flashing and dressed it neatly into the roof tiles to achieve effective water run-off
- Installed new lead abutment flashing to the wall section adjacent to the chimney
- Re-bedded all ridge tiles using new mortar to ensure proper support and alignment
- Secured all ridge tiles using mechanical clips for added longevity
Lead flashing is designed to create a watertight seal at roof junctions to prevent water ingress and protect the roof from potential damage.
The Problem
The original flashing had probably failed because of:
- Age and wear and tear
- Cracking and lifting of previous mortar sealants
- Movement around the chimney stack over time
Without proper flashing, even a good roof can allow water entry at these points, causing dampness, internal staining, and structural problems if neglected.
The ridge tiles were also loose and needed re-bedding.
The Result
The finished job has ensured:
- The watertight seal is once again in place around the chimney
- The roof is more durable and will last longer
- The tiles are securely fixed in place and will not move or fail
- The roof is clean, tidy, and in good condition
