This project in Maidstone, Kent involved repairing and replacing roof tiles around a set of skylights and adjoining flat roof — an area that, if not done properly, has a habit of letting water in at the worst possible moment (usually when it’s raining sideways).
The existing tiles around the skylights had deteriorated over time, with poor detailing and worn materials leaving the roof vulnerable to leaks. Our job was to strip it back, do things properly, and leave the roof watertight, tidy, and built to last.
The Process – Done Properly, Step by Step
We started by carefully removing the damaged and mismatched tiles surrounding the skylights, along with any compromised underlay. This allowed us to inspect the roof structure beneath and make sure everything was sound before rebuilding — because there’s no point making it look good if it’s wrong underneath.
Once exposed, we installed new breathable membrane and correct waterproof detailing, ensuring proper protection where the pitched roof meets the flat roof and skylight frames. These junctions are critical, and this is where many roofing issues begin when corners are cut.
With the groundwork complete, we fitted new matching tiles, neatly cut and aligned around each skylight for a clean, uniform finish. The final step was carefully sealing and weatherproofing all edges so rainwater flows exactly where it should — away from the property, not into it.
The Result
The finished roof now looks sharp, functions perfectly, and most importantly, is fully protected against the elements. The skylights sit neatly within the tiled roof, the flat roof junction is secure, and everything works together as it should.
No leaks. No shortcuts. No “that’ll probably be fine”.
